Under general managerial direction:
Manages the Company's owned and leased real property to include lease renewal negotiations, property repairs and maintenance, insurance, property taxes and other real property related activities.
Manages and leads projects to decommission, relocate and acquire real property locations including tenant improvements, fixed assets, telecommunications and other systems.
Accomplishes projects, and repairs and maintenance through coordination with other functional departments and vendors such as contractors, electricians, plumbers and janitors.
Real Property Management functions to include:
Plans, organizes, directs and controls activities related to the operation and maintenance of the company's land, buildings and equipment.
Manages the operational and maintenance activities for all company facilities.
Develops, manages and controls the company's total occupancy and real property budgets.
Ensures all capital expenditure projects are completed on time and within budget.
Selects and negotiates contract terms and fees, manages activities and evaluates outside contractors and vendors Develops and coordinates interior design and space planning strategies to accommodate current and future organizational needs.
Directs all activities related to physical relocations of departments including developing interior design, furniture and equipment layouts and project budget for all construction, remodels and reconfigurations.
Oversees the installation of furniture and equipment.
Selects and negotiates furniture acquisitions.
Reviews current inventory to identify recyclable vs.
refurbish able.
Develops, recommends and implements short-and long-range space planning strategies to accommodate current and future organizational needs.
Manages bank's property lease and sublease portfolio.
Negotiates leases and subleases.
Relocates staff and departments.
Markets, negotiates, and subleases bank's unoccupied space.
Managerial functions to include:
Manages the overall activities of the Real Property Department.
Prioritizes projects and allocates duties and responsibilities.
Reviews work of subordinates.
develops performance objectives, provides performance coaching, recommends salary adjustments and promotions.
Interviews and selects best qualified applicants.
Generates departmental goals, quality and service standards.
Develops and monitors departmental budget.
Requirements Progressively more responsible work experience within managerial role to include real property management.
In-depth understanding of space utilization techniques, layout designs, contract negotiations, lease and purchase agreements and terms, and budget development.
Excellent organizational, analytical, negotiation, interpersonal, selling and communication skill required.
College degree in business related field preferred.
PHYSICAL DEMANDS:
Drives to various locations and inspects premises or attends meetings and/or negotiations.
Responsibilities require periods of travel and overnight accommodation.
Required to lift or move boxes, furniture and equipment of at least 25 pounds.
Utilize cell phone to communicate with vendors and staff.
MENTAL DEMANDS:
Exercise tact and diplomacy during negotiations with internal and external personnel.
Apply space utilization techniques to generate cost-effective design layouts.
Manage multiple projects and meet established timelines.
Interpret contract terms and leases.
Identify most cost-effective solution for facility project.
EQUIPMENT USED TO PERFORM FUNCTIONS:
PC, telephone, and car.
DECISION MAKING:
Evaluate draft leases for the appropriateness of terms and conditions.
Evaluate competing vendor bids for completeness of scope and fair pricing.
Select color scheme and appropriate furniture to meet functional, aesthetic and budgetary requirements.
